Airport Sale Pending

By Michael Butler

The City of Tallassee has issued a press release regarding the pending sale of Reeves Airport. The sale includes approximately 400 acres of property as well.

Mavhawk LLC, owned by Tallassee native Patrick C. Taylor, is making the purchase at a 2025 appraisal price of $615,000 and will be required to return the facility to operational status. The airport has been shut down since 2018.

“This project is more than a land sale,” said Mayor Sarah Hill, “it’s a long-term investment in the future of Tallassee.”

The city will retain approximately 29 acres for continued public use, including city-owned athletic fields and the new City Shop which is currently under construction.

According to the release, costs are expected to reach $3.85 million to reopen the facility.

An itemized breakdown of those estimates include:

  • Runway, taxiway, and apron resurfacing: $1.25 million+
  • Tree removal (approach/departure paths): $250,000+
  • New taxiway lighting: $200,000+
  • Perimeter security fencing: $1.25 million+
  • Legal, engineering, and administrative services: $300,000+
  • Fueling systems and trucks: $450,000+
  • Temporary operations setup: $150,000+

“This private investment not only relieves the city of long-term maintenance and infrastructure costs—it also helps avoid potential federal grant repayment obligations,” Hill noted. “By preserving the aviation use of the land, we’re making a responsible choice that protects our community’s financial future while creating long-term value for our residents.”

Hill also spoke on the $615,000 sale price for the 400-acre site.

“The sale price reflects the real market value when you factor in the condition of the property, its regulatory obligations, and the required investment just to reopen,” she said. “This is a smart deal for Tallassee. We avoid millions in expenses, protect ourselves from federal liabilities, and gain a local partner who’s investing in our city’s future.”

Who did the appraisal and why wasn’t the property bid out at that time? Can we see the appraisal?

What if none of the promised improvements happen? Are there genuine clawback provisions in the contract if these “promises” don’t come to fruition? What’s the timeline? What are the project milestones? Who are the investors, and are they credible sources of financing? What about environmental issues the buyer & local residents are likely to encounter? Have those BASIC issues been addressed?? Shouldn’t we be told all of this??

Remember: This “deal” is on the heels of this same mayor & council literally giving away some 26 acres of riverfront for fanciful promises that’ll never come true. Those 26 acres are now unrecoverable by the city, but once again, overgrown with kudzu vines & creeper.

I think there are more than a few other folks out there who have serious concerns about this 60% (plus) land discount “deal” and why there’s such a rush to push it through with so many questions open.

We’d all love for these grand things to happen, but you can’t run a city on more empty promises and asset giveaways.
